This apartment has recently been refurbished to a very high standard and offers spacious accommodation arranged over 2 floors covering a very spacious 90m2 each.

The Garden Apartment is an absolute gem providing luxury accommodation within a Grade II listed Georgian Terrace in the heart of Bath. Have a peaceful and relaxing stay right in the centre of Bath and enjoy all that the city has to offer within easy walking distance.

With close proximity to the train station, shops, restaurants, cafes and local attractions this is the perfect place to stay and make your base. The accommodation is in a Grade II Listed Georgian building situated on a very quiet street less than a 3 minutes walk from Bath Spa station and Bath city centre shops, restaurants and cafes. The property also has access to a garage.

The apartment has just been refurbished to a very high standard and offers spacious accommodation for up to 4 guests arranged over 2 floors covering a very spacious 90m2. The property offers two generous sized bedrooms, both have Kingsize beds with Vi Spring mattresses. Crisp white linen and fluffy towels are provided. Both bedrooms have a luxury but minimalist feel and are finished with linen roman blinds. There is also a private garden with seating to enjoy the early and evening sun and wonderful views out across the city.

The lounge has period features and is equipped with a large HDTV and makes a great space for relaxing. The connecting kitchen/dining area has gorgeous views over the garden, Bath city centre and surrounding hills. The kitchen is a fully equipped with modern oven, induction hob, dishwasher, fridge-freezer, extractor fan, toaster and kettle. A waste and recycling bins are provided. The modern bathroom is fitted with a bath and over shower and has under floor heating. There are efficient radiators in all rooms so the apartment is always warm and cozy.

There is an additional cloakroom and WC. An iron and ironing board, and travel cot are provided.

Bath City Centre

The bedrooms have high quality, extremely comfortable Vi-Spring beds with crisp white cotton bedding. All rooms have a minimalist feel and are finished with hand-made linen roman blinds. There is plenty of storage space with a chest of drawers and a hanging rail. A hairdryer is also provided for your use. Bedroom 1 - Kingsize bed Bedroom 2 - Kingsize bed

The Lower Ground Floor has two peaceful bedrooms served by a modern shower room with large walk-in shower area, powerful shower, wash basin and WC. On the mezzanine between the two floors is a cloakroom WC, and stepped access through the rear door down to the garden.

As part of its refurbishment, underfloor heating was fitted to the shower room downstairs and efficient radiators everywhere else. There are fully automatic heating circuits that ensure the two floors are warm and toasty when required but not oppressively so overnight.

For meal times the Kitchen/Dining Area has views overlooking the rear mediterranean-style garden and out towards Bath city centre. The Kitchen is fully equipped with induction hob, electric oven, dishwasher, fridge-freezer, microwave oven, extractor fan, toaster and kettle.

The ground floor living area provides an extremely comfortable and desirable space for 4 to 5 people. Entertainment is provided by a 50" Smart HDTV. A mesh network has been installed to ensure maximum possible wifi bandwidth throughout the property and is provided free of charge. Comfortable sofas provide relaxing seating to the main period living room.

To the rear there is a fantastic 30m2 mediterranean-style terrace garden which is for the sole use of the Garden apartment. It is perfect for outside dining and socialising and table and chairs have been provided for this purpose. The seating amidst olive trees and Greek urns provides a beautiful backdrop from which to enjoy the long summer evenings. The garden has an elevated aspect and has the feel of a rooftop garden.

Whilst this is a great space, the staircases (without stairgates and with wide gaps between stanchions), stepped access to the garden (with steep walls down) could present particular challenges to those with mobility problems and potentially for families with small children. Please feel free to contact us to clarify any potential issues.

Parking – Parking in Bath is extremely limited and is zoned for residents. Southcot Place is in Zone 3. There is no dedicated parking for the house although it is free to park anywhere, including on single yellow lines between 7:00 pm and 08:00 am daily, and on Sundays. If you require parking outside these times there is free parking a short walk up Lyncombe Hill, just outside the Zone 3 boundary, in the main city centre car parks (southgate is the closest), or you can apply for a Visitor’s Permit for the duration of your stay. Bath Local Authority has a useful Bath Parking Website with useful advice and information. Secure Off Site Parking - Garage at Forefield Place, Bath, BA2 4QF This is an option available to guests staying at either the City View Apartment of Garden Apartment. Please note it can only be rented for the duration of your stay and it is on a first come first served basis as there is only 1 available between the 2 apartments. Costs is £10 per 24hr period and nominally covers the period from 1600 (check in on the day of arrival) to 1555 (on the day of departure). Please note check out from the apartment remains at 1100.

Smoking is not allowed within the property.

Children are very welcome but must be properly supervised at all times in those areas of the apartment that may present a hazard such as the elevated rear garden and the stairways.

Widcombe is a thriving community with excellent facilities and services. On the south-eastern fringes of Bath city centre, the area is only 1 or 2 minutes walk from both Southcot Place and Bath Spa Train Station / Southgate Shopping Centre..

Expect a warm welcome from our local Widcombe traders. The Parade has loads to offer whatever your fancy. Come and visit.

We are perfectly situated to enjoy the city of Bath, the surrounding countryside and all of the local attractions.

If visiting for the first time – the must sees are the Roman Baths, No1 Royal Crescent, The Circus, Bath Abbey, Victoria Art Gallery, Holbourne Museum, the American museum and Bath Fashion Museum.

There are lots of great places to eat. Our favourites are, the Garricks Head pub at the very centre of Bath, the King William Pub & Dining Rooms on London Road, The Hare & Hounds at the top of Landsdown Hill, The Marlborough Tavern at the end of Marlborough Buildings and the Pig just outside of Bath in Hunstrete. Notably the Scollopshell has just been named as Bath’s best Fish and Chips.

For special occasions, and if your budget stretches there are: Bath Priory, Lucknam Park, Allium Brasserie and the Royal Crescent Hotel.

For picnics, feeding the birds, general strolling and for those seeking a great playground for younger children the Royal Victoria Park is also a must.

Just outside of Bath there are a number of great venues. These include Dyrham Park, Westonbirt Arboretum, Bath Races, the Royal Bath & West Showground and Lansdown Golf Club.

For those that like the great outdoors we are situated just hundreds of metres from the Rivor Avon, the Avon & Kennet Canal, the Cotswold Way and Bath Skyline. Two favourite activities of ours are the circular Kelston Hill walk and the circular two-tunnels cycle/walk.

For those that appreciate the finest we have local chef Richard Bertinet and his cookery school where you can learn to bake the best bread and then marry this with the finest cheese from award winning Bath Soft Cheese company.

The shopaholics are very well catered for with a wide range of city centre shops surrounding Milsom Street together with the relatively new Southgate shopping center. Those prepared to travel further to shop might wish to visit Clarkes village shopping, or the outlet centers at Swindon and Biscester.

If you feel like sight-seeing further afield then you could visit places such as the Cotswolds, Glastonbury, Wells, Bristol and visit attractions such as Stourhead, Stonehenge, Longleat Safari Park, Wookey Hole, Cheddar Gorge, the Mendips, the Black Mountains, the Brecon Beacons, Chew Valley Lakes, the local scuba diving center in Vobster, as well as local caving and pot holing etc.

For transport Bath is very well served by Great Western Railway, First Group Bus Service or a number of different taxi companys. For those wishing to find out where the wind takes them Virgin Balloons is one of a number of hot air balloon operators that takes off from either Royal Victoria Park or near to the Globe Pub.

After a ‘full-on’ day we recommend nothing better than the ‘healing waters’ at the Bath Spa and a tipple in the Gin Bar or a late night drink at our favourite bar – Opium just off Great Pulteney Street.
