The Reading Room is a 200 year old converted chapel, offering luxury self-catering accommodation in the heart of the Wiltshire countryside.
Situated in the delightful village of Broughton Gifford, The Reading Room is within easy reach of Bath and the Saxon town of Bradford-on-Avon.
The property is surrounded by several National Trust properties – Great Chalfield Manor and gardens, Lacock Abbey and Fox Talbot Museum and The Courts garden to name a few.
The self-catering interior space comprises of an open plan living area with a top of the range wood burning stove, exposed beams, a traditional handmade Chesterfield sofa and lots of very comfortable stylish furnishings.
A separate galley kitchen with granite work surfaces and all the mods cons leading onto a decked courtyard style garden.
Upstairs on the mezzanine floor is the bedroom with a king size Hypnos bed with Egyptian cotton bed linen. Off to the left is an en-suite bathroom with a walk in shower, natural stone finish and complimentary Molton Brown products. There is a large TV down stairs with DVD player, DVD’s and a small TV in your bedroom. To help you relax into your stay, we also provide coffee pods and 6 different loose teas.
The Glove Factory in Holt serves fantastic food, great for coffee and lunches. The Bunch of Grapes, The Castle pub and Trimbles yard in Bradford-on-Avon serve great food for evening meals. The Bell on the Common is a good locals pub only 2 minutes walk from the Reading Room and serves good food throughout the week.

The bedroom is located on the mezzanine floor overlooking the main living area. It has a king size Hypnos bed with Egyptian cotton bed linen, bed side tables, a wardrobe, a chair, luggage rack, fan, bedside lights, mirror, vanity box, small chaise and a TV.
The bathroom is accessed through the bedroom and comprises of a large walk in shower, a natural stone sink, WC and floor to ceiling travertine tiles. There is complimentary Molton Brown hand wash, hand cream and shower gel.
A galley style kitchen with granite work surfaces, fridge/freezer, 5 ring gas hob/electric oven, dishwasher, washing machine, tumble dryer, microwave, coffee machine, kettle & toaster.
There are TV’s in the living area and the bedroom, DVD player, & Wifi.
Central heating, electric, Wifi and linen/towels all included. There is also a wood burning stove with logs included.
There is off road parking at the side of the property for 1 car.

We very much believe that the “Reading room” is your opportunity to escape from it all and want to make your arrival as hasstle free as possible. That’s why we have a keysafe, so you feel like it’s your second home… without any distractions, completely all for you.
There are logs out the back to make up the fire so help yourself. We also do request that everyone remove their shoes upon entering the Reading Room. It’s important to us that we provide a hygienic, clean environment for you to relax in. Thank you for your understanding.
We will have been in just before you arrived to check everything is in place for you to flop, kick off your shoes, have a hot shower, get a good book, open the wine and finally…. relax.

The property featured offer self-catering accommodation. Entry is after 4pm on date of arrival and departure is 11am on date of departure, unless otherwise stated, subject to the Hiring Terms and Conditions.
THE READING ROOM
The Reading Room is an old convertered property, formally part of the church, designed as a place to sit, read and relax.
Because of the age of the property, we ask that you treat it with respect and care. As with old buildings, things can go wrong every so often. If they do, we’ll do our best to help as soon as we can. Please notify us straight away.
BOOKING YOUR PROPERTY

The dates will be secured once payment is made. In the event that a property is not deemed suitable by Emma Heatley-Adams or Jacob Heatley-Adams, due to circumstances beyond our control, we will refund any credit card or other payment (including any handling charges).
We strongly recommend that you use travel cancellation insurance to cover the cost of your property. This will provide you with piece of mind if an unforeseen event forces you to cancel your let.
We may take a 10% deposit to cover breakages or any extra cleaning that may be required if the property is booked directly with Emma and Jacob.
BOOKING FROM OVERSEAS
Overseas visitors are most welcome and because of the difficulties distance can impose, we allow up to ten days for bookings to be confirmed from the date a reservation is made.
Please note that, once a booking has been confirmed, you are liable for the whole cost of the let. However, we will, in any event, endeavour to re-let the property and if successful, we will offer a refund to the value of the re-let period, less a 30% (20% Non Refundable Deposit and 10% administration charge). Accordingly, it is important that cancellations are intimated to us by telephone followed by immediate written confirmation. FOR THIS REASON WE HIGHLY RECOMMEND THAT YOU TAKE OUT TRAVEL INSURANCE TO COVER EVERY EVENTUALITY.
The property is furnished and equipped to cater for the stated permitted occupancy and includes pots and pans, crockery, cutlery, iron and ironing board etc. Major items of domestic equipment are listed in individual property details. The person named on the booking form will be considered the ‘Responsible Person’ who shall ensure that the property is left in a clean and orderly condition.
Our property is a NON Smoking property.
The Reading Room uses LPG gas cylinders for central heating. To save on unnecessary environmental impact, we ask that you use the wood burner during the mild months and do not turn on the radiators. In colder months, please set the heating to “Auto”. This should come on and go off at the right times. PLEASE TURN THE TIMER ONTO “OFF” BEFORE YOU VACATE THE PROPERTY. THANK YOU. 👍🏼
Pets are not allowed unless agreed between both parties.
The wood burner is top of the range and burns efficiently. As with all wood burners, DO NOT place anything on top of or close to the wood burner. This is a huge fire risk and we must emphasise these strict safety rules. The wood burner will be made up ready for you to use.
How to light the wood burner – simply light the paper at the bottom of the fire stack inside the wood burner. If this proves tricky then use a few fire lighters provided at the bottom of the bucket. You can break them in half and place a few at the bottom of the fire stack underneath the kindling (smaller pieces of wood). To start the fire, light these fire lighters or the newspaper at the bottom of the fire stack using the matches provided. Close the door but keep a small gap to allow oxygen to help the fire catch onto the rest of the wood inside the wood burner. When it’s burning nicely, close the door and the latch (be careful as it may be hot!) but keep the vent open. When the fire has caught onto the bigger logs inside the wood burner, close the vent but not completely fully, leave a little air gap to keep the fire burning. Before you go to bed, please close the vent fully and make sure fire is not burning.
There are some more logs out the back in the shed to the left to keep you going. If you require more, there is a hardware shop in bradford on avon about 20 mins drive away. It’s on the main high street in the centre. You will need to park at the library over the bridge or if there is space outside “ruby wines”, on the opposite side of the road from the hardware shop, in the “Loading Bay”, then pull up there for 5 mins. Here you can pick up extra logs, kindling and fire lighters. Why not buy some wine at ruby wines whilst your there? 😊. Please DO NOT leave the wood burner alight when not in the property.
BOOKS AND DVDS
Please enjoy the books and DVDs at the Reading Room. We trust that you won’t take them with you as they are there for everyone to enjoy. Thank you.
The property is supplied with pillows, duvet, bed cover and Egyptian Cotton bed linen. 2 bath sheets, 2 bath towels, 2 hand towels, 2 face cloths and 2 Luxury Bath robes per person. Dish towels are also provided and included in the price.
The blinds at the Reading Room have been made to fit and suit the size of the windows at the property. Please do not pull them up to full height. When lowering and raising, please do this with gentle care and caution as they are handmade and very heavy.
NEW NOTICE – our last guest accidentally pulled the cord out of the blind above the door way. In all honesty, you wouldn’t even notice, had we not mentioned it. It still works completely as normal, but we’ve wrapped the cord around the wall hook. We’re waiting for a space to get up there and repair it so apologies in advance. We’ll try and do it before you arrive but if not, we thought we’d let you know. As I said, you wouldn’t even notice anything as it doesn’t affect the working of the blind. We just thought we’d let you know.

PLEASE NOTE – you may need to bring more logs should you wish to use the wood burner throughout your entire stay. Details on locating logs and supplies is found under the Wood burner section below.
The property will be cleaned thoroughly between each let. However, as only a limited period of time is available to clean this property, it is a condition of your let that you leave the property and its contents as you have found it (of course taking into account your stay). Any used bedding and towels should be left in the shower or at the end of the bed. All dish-ware cleaned and placed back in the cupboards. Please place full rubbish bags outside the property in the large bins provided on the day of departure. Please ensure that all shoes are removed upon entering the property and that slippers or socks are used throughout.
The hirer shall ensure that the standard of cleanliness of the premises is left high on their departure. A surcharge of £25 will be levied if this condition is not observed.
The keys are located to the right of the property in a key safe next to the gate. Please return the property key to the key safe upon departure. The key safe code is: 1953. You will need to use this number again to put the insert compartment back into the key safe. Please place the keys back in the Keysafe on your departure day. Please contact us if there is any confusion.
High speed internet is available throughout the Reading Room. The code is located on the back of the router. Please replace the card when removed.
There is a first aid kit located to the right of the sink area. Please notify Emma or Jacob of any kit used so we can replace for the next guests.
FIRE EXIT POINTS
There is a fire blanket on top of the fridge and exit for any fire is either through the front or back door. There is a fire extinguisher at the bottom of the stairs for easy access. The back door key is permanently in the back door lock for easy exit. As the gas cylinders are located around the back of the building, it’s vital to move EVERYONE towards the front of the building, should there be a fire in the property. Please stand as far away as possible from the property and please inform neighbours if safe to do so stressing the concern of the LPG gas cylinders at the rear of the property.
PLEASE CALL 999 immediately. It is recommended that all parties assemble in the Rusty Stag car park located to the left of the property until emergency services have dealt with the property. We will not be held liable for ANY damage to anything belonging to the hirer or anyone staying at the property.
Please enter postcode SN128PH into your phone or car sat nav. It should take you right to the property. Please call if you have any difficulty or don’t have a Sat Nav.
There is a parking space to the right of the property for one car. Please take care when pulling out as it’s can be tricky.
VACATING THE PROPERTY
Please ensure you leave the property in a clean and orderly condition. All bins should be emptied and placed in the relevant large coloured bins to the right of the property for collection. Recycling is encouraged.
Please also ensure that the thermostat located on top of the washing machine, is switched to the “OFF” position upon departure. You will need to lift up the cover on the thermostat to locate this. This will save wasting anymore heat after your stay and adding to environmental distress.
Please place towels and any washing in the shower cubicle and the key back in the keysafe to the right of the property.
COMPLAINTS OR SUGGESTIONS
It is important to Emma and Jacob that you enjoy your stay and every effort has been made to ensure this. However, in the unlikely event of dissatisfaction with the property or any subsequent problem, you should immediately contact us so that the opportunity to rectify the problem is given.
Please contact Emma or jacob should you need us. We do want you to completely switch off from it all at the Reading room, so we won’t disturb or contact you throughout your entire stay. That’s why we have tried to make the whole process as smooth as possible.

TERMS & CONDITIONS OF HIRE
The Hirer shall not sub-let the premises or any part thereof.
The number of people occupying the premises shall not exceed the number stated for the premises.
The Hirer binds and obliges themselves to vacate the hired premises without demand at the termination of the period of hire.
The Hirer binds and obliges them self to pay the lessor in respect of any loss or damage beyond fair wear and tear.
The Hirer agrees that, in the event of Cancellation, while all reasonable efforts will be made by the lessor to re-let, the Hirer will be responsible for paying for the period of tenancy booked if a substitute cannot be found.
The Lessor, their agents or employees, accept no responsibility for loss, injury or damage to any member of the Hirer’s party or their property, arising in any manner out of the let of the premises, however caused.
The Hirer shall undertake to prevent any member of his party from causing a nuisance or disturbance to neighbouring residents or occupiers.
The Hirer undertakes to leave the hired premises secure if left unoccupied during the period of let.
The Hirer undertakes to relieve the Lessor from any liability for damage or injury by any member of his party, however caused.
The Hirer warrants that the subjects let are to be used for the purposes of a Holiday. Accordingly, Section 12(2) and Paragraphs of Schedule 4 of the Housing Act 1988 applies to the letting to the Hirer.
We reserve the right of entry to the properties at all reasonable times for the purposes of inspection or to carry out repairs or maintenance.
