Our two properties, Mulsanne House and The Old Sweet Shop, can be booked together in order to accommodate larger family groups, hen parties or even corporate events. The houses are linked via their rear gardens.

Mulsanne House is a large Georgian style house, built new in 2000. This beautiful house was previously the owner’s family home. It is situated within its own courtyard in Batheaston, accessed via a security barrier.

All of the downstairs rooms are off the large entrance hall. The light living room offers a luxuriously comfortable sofa, television, music system and a lovely area for chilling out, hosting evening cocktails or even having a go on our karaoke system which we can set up on request. On a summer’s evening, the patio doors out to the garden add another great feature to this room.

The kitchen, which also has its own doors out to the garden, provides a great workspace for preparing a delicious meal. If you don’t fancy cooking you could enquire about our recommended outside caterer who will prepare delicious fare for you. No need to worry about the washing up either, just use the dishwasher! The kitchen has a large dining table, looking out to the garden. Although when the weather is nice it’s great to take advantage and dine outside. Although the house is equipped to accommodate 8 guests, there is plenty of space between the kitchen and living room if those staying in The Old Sweet Shop wish to come and enjoy an evening together.

In addition, there is a large dining room for more formal dining and occasions. There is also a downstairs cloakroom.

The upstairs of Mulsanne House has four spacious bedrooms, three of which can be made up as twin or double rooms. Two of the bedrooms are en-suite and the other two are catered for by a family bathroom. Each of the en-suites has a shower cubicle, basin and toilet. The family bathroom has a bath tub with shower over the bath. The two bedrooms to the right of the property benefit from a magnificent view across the countryside.

The Old Sweet Shop is a very different property to Mulsanne House, with many original features, dating back to the 16th Century. However, the recently refubished kitchen and wet room, superfast wifi and luxuriously comfortable beds bring it right up to date.

The living room provides a wonderfully cosy feel, for winter nights in, with the log burner to supplement the gas central heating. Alternatively, the conservatory opens out onto the patio area and offers a great spot to enjoy the evening sunshine. Like Mulsanne House, there is a dining room as well as kitchen, which is fully equipped with everything guests should need and has a kitchen table for meals. Although much smaller than Mulsanne, the patio area and conservatory could also accommodate all 13 guests should the whole party wish to spend time together there.

Upstairs there are three bedrooms. Two of these are doubles and one single. They are all catered for by the communal bathroom upstairs and the wetroom downstairs.


The combination of both properties sleep up to 13 guests. 8 in Mulsanne House, 5 in The Old Sweet Shop. Other properties are available in the same courtyard if your numbers require.

Mulsanne House comprises 4 bedrooms, two with en-suite. Rooms can be made up as twin single or double rooms. The Old Sweet Shop has 2 double rooms and one single.

Mulsanne House has one downstairs toilet. Upstairs there is a family bathroom with bath and shower. The two en-suites each have toilet, sink and shower cubicle. The Old Sweet Shop has a downstairs wet room with toilet, basin and shower and a family bathroom upstairs.

Mulsanne House has a large, luxury, French style kitchen. This includes a dining table with a view into the garden. The Old Sweet Shop has a recently refurbished kitchen, also with space for dining. Each property also has its own dining room for making meals a little more special.

Each property has a television, DVD player, music docking station, books and board games. Our karaoke system can be set up for an extra charge of £20 for your full stay. Great fun for birthdays, families or hen parties.

What is special about the combination of these two properties is they link via their gardens. The Old Sweet Shop provides a patioed outdoor area which is great for a barbeque or lounging in the sunshine. If you are enjoying the use of both properties, Mulsanne House has a beautiful outdoor area with landscaped garden, BBQ, outdoor kitchen area and heated grotto. A perfect party area.

Minimum stay is two nights. Arrive or leave any day including Sundays. Mid week breaks are super value!

Secure parking for four cars outside of Mulsanne House. There is also on street parking at the front of The Old Sweet Shop and a private space in the courtyard where Mulsanne is situated.

Nowhere in the houses or the courtyard please.

Children are welcome although we do not provide specific facilities for them. Please ask for a free cot or high chair in advance.

Mulsanne House does not allow pets. The Old Sweet Shop allows pets at an extra charge, though not when both properties are booked.

Mulsanne House and each of our properties at The Courtyard are situated just a couple of miles from Bath city centre and all that it has to offer. Guests are encouraged to take advantage of the frequent bus service, leaving from the main road, just outside of the property. Alternatively guests may wish to enjoy a walk along the canal path which will take approximately an hour at a leisurely pace. During the months of April – October there is also the option of a ride on a river or canal boat.

Bath is a beautiful city and really does offer something for everyone. The Southgate shopping centre comprises many well known, high street shops and great places to stop for a bite to eat or an afternoon cocktail. The Thermae Spa is a great place to relax and unwind with its rooftop pool, treatment rooms and many steam rooms.

Those looking to explore may wish to take a walk along the Bath skyline path which offers great views across the city.

Batheaston itself is a great place in its own right, with access to stunning countryside and the famous Solsbury Hill overlooking it. It was beautiful enough to inspire Peter Gabriel and since his hit many other famous names have stayed in Batheaston, including top acts well known at the Glastonbury Festival.

For groups our weekend default special gives you the Friday and Saturday night plus a late check out on the Sunday up to 2pm, maximising your stay but with minimum time off work. Plus the luxury of a lie in on Sunday morning!
