Highclere House is late Victorian, with spacious rooms and large double glazed windows.
It is situated in The Tyning, a quiet tree lined road running parallel to, and above Pulteney road. At the rear of the house there is a large patio with lawn, garden furniture and resident badgers. Opposite the house is a small park.
Each warm sunny one bedroom apartment has panoramic views over Bath and the Smallcombe valley, and is comfortably furnished and well equipped to make your stay a memorable one. WIFI broadband in each apartment.
The Kennet and Avon canal is 2 minutes walk away. It takes just 10 minutes to walk to the City centre and bus/rail stations.

General Points:
Weekly servicing, electric storage heating, and plenty of bath, hand and tea towels, loo rolls and kitchen paper are included in the rental. There is a £15 per week electricity allowance included for TV, VCR, DVD, fan heaters and shower etc. Heatpads, hairdryers and blankets in addition to duvets are provided.
On request, the new twin divan beds may be made into a kingsize divan.
The views are superb from every window and there is an abundance of wild life in and around the garden so a camera and binoculars are essential.

Free parking for small car on the hard standing behind the front gates. Or parking permits for zone 2 in the tree lined road outside which cost £2 per day.

General Rental Information
Normally Saturday to Saturday, but if vacancies allow, bookings may be taken on any day. Extra guests will be charged £20 per person per 3 to 7 day stay.
Credit cards by telephone only. £5 charge for this service.
For visitors without transport, arrangements can be made to collect them free of charge from Bath Spa rail/bus stations. There is a £10 discount per week for Senior Citizens from April to October.
Damage deposit of £35 required on arrival.
Letting Terms & Conditions (Rules and Payment etc):
BOOKING
Normally Saturday to Saturday, all bookings must be accompanied by a 30% deposit, (balance to be paid four weeks prior to arrival) and the names of all the people who will be staying in the chosen Highclere apartment.
For stays of three weeks or more between April and October, there will be a £10 per week reduction in the tariff.
Visitors should arrange their own cancellation insurance.
Should you need to cancel your holiday, you must notify me as soon as possible in writing. Every effort will be made to re-let the apartment, and if successful, all monies will be re paid less a £25 booking fee. If it is not possible to re-let the apartment, the deposit will retained plus the £25 booking fee. Each case will be treated on it's merits.
Fresh milk, tea and sugar are put in for new arrivals, and if a shopping list is sent in advance, arrangements will be made to purchase the items on behalf of the Visitor and all items will be in the apartment ready for arrival, together with an itemized bill.
